– Scottsdale Luxury Home Market Performance for May 2026 –
It was a very solid month for sales and contracts in the luxury market in Scottsdale. At this time of year, I would expect sales and contracts to be trailing lower, but in many cases they were increasing.
To be included in this report, all of these homes had to have been listed for $1,000,000 or more. I’ve broken the data down into several price bands to show the market dynamics a little bit better.
Starting last month, I’ve added two new price bands because the over $3 million price point was getting too much activity, and it was hard to understand trends. I will continue including the $3 million plus price point data for a while, but I’ve also created two new price bands which are $3- $5 million dollars and then $5 million dollars or more.

– Active Scottsdale Homes on the Market: As we moved out of the high season, inventory continued to fall in this price point. The month closed out with 264 listings, which is bringing it pretty close to the 12-month average.
–UCB Scottsdale Home Sales: UCB contract activity remained strong. It actually was up slightly over April and is ahead of the 12-month average
– Pending Scottsdale Home Sales: Pending sales fell for the second month in a row to 50.
– Scottsdale Homes Sold: after a record-breaking April sales figure, sales were down in May to 105 for the month. However, this is still well ahead of the 12-month average.
– Sales Price to Listed Price: 96.3% – On average, buyers saw a discount of 3.7% off of list price.

– Active Scottsdale Homes on the Market: The number of homes for sale in this price range fell to 201 at the end of May. This represents a 13.9% decrease from the previous month.
–UCB Scottsdale Home Sales: The number of UCB contracts fell slightly in May.
– Pending Scottsdale Home Sales: After a fantastic April, May came in even stronger in terms of pending contracts. Pendings were up 14.6% over the previous month.
– Scottsdale Homes Sold: Sales remained strong at 62, turning in the third-highest performing month of the past year.
– Sales Price to Listed Price: 96.5% – On average, buyers saw a discount of 3.5% off of list price.

– Active Scottsdale Homes on the Market: Inventory continued to fall, and by the end of May, this price point had dipped under the 200 mark.
–UCB Scottsdale Home Sales: After a jump up in April, UCB contracts saw a slight decline and closed out the month at 32. This is still above the 12-month average.
– Pending Scottsdale Home Sales: Although the number of pending contracts fell in May, it was still a very strong month performance-wise.
– Scottsdale Homes Sold: After a subdued April, home sales rebounded in May, closing out the month at 63. This represents a 19% increase over the previous month.
– Sales Price to Listed Price: 95.6% – On average, buyers saw a discount of 4.4% off of list price.

– Active Scottsdale Homes on the Market: The number of homes on the market fell 12.8% to close out the month at 358. This is the first time it has been under 400 since February.
– UCB Scottsdale Home Sales: UCB contracts were up slightly at the end of the month at 45. This is well ahead of the 12 month average.
– Pending Scottsdale Home Sales: Pending sales turned in the highest performance of the past year. There were 40 pending contracts at the end of the month.
– Scottsdale Homes Sold: Home sales were down 10%, but still turned in a very solid month.
– Sales Price to Listed Price: 95.3% – On average, buyers saw a discount of 4.7% off of list price.
Here are the two new price bands I’ve introduced. As you can see, there’s very little data, but once we start getting some measurable data, I will be doing analysis on these price points as well.
