THE SCOTTSDALE RESALE HOME MARKET – APRIL 2026
This report analyzes the activity for single-family homes in the Scottsdale resale market. There is data on the number of homes for sale, under contract/pending sales and sold homes broken into price ranges.
Within each price range, you will be able to see price per square foot, average days on market, cumulative days on market, as well as sales price to list price.
Understanding the Terms
- Active
- Homes currently listed for sale on the market.
- UCB
- Under Contract, Backups Accepted. The seller has accepted an offer but is still welcoming backup offers.
- Pending
- Under contract with no backup offers being accepted. Sale is expected to close soon.
- Sold
- Homes that closed during the reporting period.
- Expired
- Listings whose contract with the seller expired without a sale.
- Avg $/SF
- Average sale price per square foot for closed transactions in that price band.
- CDOM
- Cumulative Days on Market. The total number of days a home was listed, including any relisting periods.
- SP / LP
- Sale Price to List Price ratio. Shows how close to asking price homes are actually selling. 96% means buyers paid, on average, 96 cents for every dollar of list price.
- Sold / Listed
- The percentage of listed homes in that price band that sold during the period, a measure of market velocity.
- Expired / Listed
- The percentage of listed homes whose listing expired without selling, a signal of pricing or market resistance.
SCOTTSDALE RESALE MARKET HOME MARKET TRENDS – THE PAST 12 MONTHS
This report looks at the month-over-month performance of single-family resale homes in Scottsdale by price range. Data covers the previous twelve months.
Understanding the Terms
- Active
- Homes currently listed for sale on the market.
