– Scottsdale Luxury Home Market Performance for March 2026 –
March was one of the strongest months we have seen in a while for luxury homes in Scottsdale.
In this report, we examine the luxury home market in Scottsdale. To be included, all of these homes had to have been priced at $1,000,000 or higher. To show more detail, we’ve broken the information into four different price bands.
– MARCH 2026 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: Inventory passed the 300 mark in March and closed out the month at 310 homes for sale.
–UCB Scottsdale Home Sales: UCB activity fell slightly in March, but still turned in the second-highest month of the past year.
– Pending Scottsdale Home Sales: Pending sales were up again, marking the highest we have seen them in the past year. In fact, you would have to go back to February 2023 to see a similar statistic.
– Scottsdale Homes Sold: Sales were up 28.3% over February. And the last time we saw a sales volume like this was March of 2022.
– Sales Price to Listed Price: 96.5% – On average, buyers saw a discount of 3.5% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: The number of homes for sale increased in March and came in well ahead of the 12-month average
–UCB Scottsdale Home Sales: UCB contracts fell slightly in March to 37. However, this is still ahead of the 12-month average.
– Pending Scottsdale Home Sales: The number of pending contracts also fell in March to 28.
– Scottsdale Homes Sold: Sales were very strong, coming in at 77 homes sold during the month.
– Sales Price to Listed Price: 96.7% – On average, buyers saw a discount of 3.3% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: Inventory was up just slightly over February.
–UCB Scottsdale Home Sales: There was decent UCB contract activity; however, it was down from February.
– Pending Scottsdale Home Sales: Following a very strong February, pending contracts were down in March. However, they still came in ahead of the 12-month average.
– Scottsdale Homes Sold: Even though new contract activity was down in March, the actual sales activity was gangbusters. Sales were up 41.9% over February. I have been tracking this data since 2007 and this is the highest sales month in this price point by a long shot.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.
Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: The number of homes for sale remained in the four hundreds in March. We are at almost 100 homes above the 12-month average.
– UCB Scottsdale Home Sales: UCB contracts were more or less level with February’s numbers.
– Pending Scottsdale Home Sales: Pendings were down slightly in March, but still turned into solid performance.
–Scottsdale Homes Sold: Sixty-one homes sold in March. This was also the highest number of sales we have seen in this price point, dating back to 2007.
– Sales Price to Listed Price: 95.8% – On average, buyers saw a discount of 4.2% off of list price.
