Scottsdale Active Listings

Inventory took a serious dip in May. It was down 9.8% compared to April and down 13.3% when compared to May of 2025.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price came in just under $2.5 million in May. This is down 3.2% compared to last month, but up 3.1% compared to May of last year.

Days on Market

Days on market is a quick and easy way to gauge the health of a market. If you see a very high DOM, then you know that the homes are taking longer to sell. Conversely, a lower DOM means the homes are selling at a faster pace.

May’s DOM was 89, coming in 9.0% higher than April. And if you look at the same time last year, the days on market were up 12.4%.This higher number can be attributed to the sale of a home that had been on the market for 726 days.

Average Sales Price for Scottsdale Homes

We looked at the average list price before, and now we are going to look at the average sales price.

The average sales price came in just over $1.65 million. This is down 6.6% from April and down 1.1% compared to May of 2025.

Number of Homes Sold

There were 439 home sales in May, which is a solid number for this month. However, it came in 3.6% lower than April, but it was up 14.1% over May of 2025.
