– September 2025 Scottsdale Homes for Sale and Home Sales –
Home sales had a decent month in September. We also saw some gains in UBC contracts.
This report covers Scottsdale’s single-family home market and every month we track the following four items:
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending sales at the end of the month.
– Home Sales – Blue Line – The number of homes that sold that month.
SEPTEMBER 2025 RESULTS

- Scottsdale Homes for Sale: Inventory moved back up in September after several months of seasonal declines.
- UCB (Under contract, accepting backup offers): We saw a 6.2% increase in UCB contracts and if rates continue to be slightly lower, we may see continued growth.
- Pending Home Sales in Scottsdale: After a strong August, pending contracts fell slightly in September.
- Scottsdale Home Sales: Home sales were up 12% over August. This is the first time sales have exceeded 300 in a couple of months.
This next section includes two additional metrics:

Percent Change Month Over Month – This analyzes how sales activity performed in comparison to the prior month. For example, the number of active listings was up 7.8% over August.
Sales Price to List Price – This metric measures the spread between list prices and sale prices. In September, this figure was 95.8%, meaning on average home buyers saw a 4.2% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
