– May 2025 Scottsdale Homes for Sale and Home Sales –
May was another lackluster month in terms of sales activity. In recent years past, May would post strong sales activity coming off of the high season. But as I alluded to last month, I believe dampened sales can be attributed to economic uncertainty, interest rates not falling and higher home prices.
This report tracks four different items on a monthly basis:
– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – The number of UCB contracts at the end of the month.
– Pending home sales* – Yellow Line – How many pending sales there were at the end of the month.
– Home Sales – Blue Line – How many homes sold over the course of the month.
MAY 2025 RESULTS
- Scottsdale Homes for Sale: After peaking in April, the number of homes for sale fell in May, coming in at just under 1,600 by the end of the month.
- UCB (Under contract, accepting backup offers): UCB contracts fell 10.2% between the end of April and the end of May.
- Pending Homes Sales in Scottsdale: Pending sales fell 16.9% in May. The lower number of UCBs and pendings indicate that June will be a slower sales month.
- Scottsdale Home Sales: Home sales also fell in May, but turned in a solid performance.
Here are two more items we track on a monthly basis:
Percent Change Month Over Month – We track the current month’s performance relative to how it performed during the previous month. For instance, inventory was down 2.2% in May when compared to April.
Sales Price to List Price – This metric gives us an idea of what the market will bear. Average sales prices are compared to average listing prices. If there is a large spread, buyers are getting larger discounts on their home purchases. In May, it was 96.1%, which means buyers saw an average of 3.9% off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
