– January 2026 Scottsdale Homes for Sale and Home Sales –
As we moved into the new year, Scottsdale home sales followed a predictable pattern. Actual home sales were down since many people do not shop for homes during the holiday season, but we saw new contract activity pick up significantly.
– Single-family homes for sale – Orange Line – How many homes were on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending contracts at the end of the month.
– Home Sales – Blue Line – The number of homes that sold.
JANUARY 2026 RESULTS
- Scottsdale Homes for Sale: After a few months of lower inventory, the number of homes for sale was back up in January, as home sellers anticipated the high season.
- UCB (Under contract, accepting backup offers): The number of UCB contracts was up 46.6% over December, kicking off the first month of the high season.
- Pending Home Sales in Scottsdale: Pending sales also saw a very healthy rebound. This was the second-highest month of pendings in the past 12 months.
- Scottsdale Home Sales: After an unusually strong December, sales tapered off in January. This is not surprising due to seasonality.
Here are two additional sales metrics that we track on a monthly basis:
Percent Change Month Over Month – As the name implies, we look at changes on a month-over-month basis. For instance, in January, pending sales were up 33.6% over the previous month.
Sales Price to List Price – In this metric, we compare what homes actually sold for to what they had been listed for. In January, this came in at 96.0%, meaning that on average, buyers saw a 4% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
