– October 2026 Scottsdale Homes for Sale and Home Sales –
October was a decent month for the single-family home market in Scottsdale. Pending and contract activity was up slightly, and we were level with the number of homes that sold during the previous month.
– Single-family homes for sale – Orange Line – How many homes were on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Blue Line – The number of UCB contracts at the end of the month.
– Pending home sales* – Red Line – The number of pending contracts at the end of the month.
– Home Sales – Green Line – How many homes sold over the course of the month.
SEPTEMBER 2026 RESULTS
- Scottsdale Homes for Sale: Inventory saw another decent jump of 12.2% over the previous month.
- UCB (Under contract, accepting backup offers): UCBs have remained more or less level for the past four months. Contracts were up slightly in October.
- Pending Home Sales in Scottsdale: Pending sales were also up slightly in October, closing out the month at 187.
- Scottsdale Home Sales: There were 328 home sales in October, which is on par with what we saw in September. This is a nice, solid performance for this time of year.
Here are two more sales metrics that we track and examine monthly.
Percent Change Month-Over-Month – Here, we’re looking at trends in terms of month-over-month performance. For instance, pending sales were up 2.7% when compared to September.
Sales Price to List Price – This is a way to examine market pricing. In this metric, we look at average sales prices and average sold prices, and compare them. In a more competitive market, you’ll see this number closer to 100%. In October, it came in at 96.3%, which means, on average, buyers saw a 3.7% discount off of asking prices.
