– September 2026 Scottsdale Homes for Sale and Home Sales –

Things leveled out, and we saw some improvements in the Scottsdale single-family home market in September.

– Single-family homes for sale – Orange Line – The number of homes for sale at the end of the month
– Under contract, but accepting backup offers (UCB)* – Blue Line – How many homes were in UCB status at the end of the month.
– Pending home sales* – Red Line – How many homes were in pending status at the end of the month.
– Home Sales – Green Line – The number of home sales that took place during the month 

SEPTEMBER 2026 RESULTS

• Scottsdale Homes for Sale: After dropping to under 1,000 homes on the market, we saw inventory rebound in September to levels we last saw this summer.
• UCB (Under contract, accepting backup offers): UCB contract activity has remained more or less level for the past three months.
• Pending Home Sales in Scottsdale: After a decent performance in August, pending sales fell again in September.
• Scottsdale Home Sales: August turned in a disappointing sales performance. However, in September, home sales rebounded, closing out with 328 sales.

Now we’ll take a look at two more things we track on a monthly basis.

Percent Change Month-Over-Month – In this chart, we look at the four sale statuses and compare the performance of the month to the month before it. This chart is a way to spot trends as they develop. For example, home sales were up 14.0% between August and September. 

Sales Price to List Price – In this metric, we look at what homes sold for compared to what they were listed for. In a hot market, you’ll see this number closer to 100%, but in lower demand markets, this number will typically be in the 90%s. In September, it was 96.3%, which means buyers, on average, saw an average discount of 3.7% off of asking price. 

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
