– August 2026 Scottsdale Homes for Sale and Home Sales –

We definitely saw the signs of seasonality take hold during the month of August. Activity fell off across the board, as we would expect during this month.

– Single-family homes for sale – Orange Line – How many homes are on the market at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Blue Line – The number of UCBs there were at the end of the month. 
– Pending home sales* – Red Line – The number of pending sales at the end of the month
– Home Sales – Green Line – The number of homes that sold during the month. 

AUGUST 2026 RESULTS

• Scottsdale Homes for Sale: The number of homes for sale dropped under 1,000 by the end of August. This is the lowest we have seen it since December 2023.
• UCB (Under contract, accepting backup offers): The number of UCBs was up slightly in August which was good to see after a dismal July.
• Pending Home Sales in Scottsdale: After seeing two months of so-so performance, pending homes crossed the 200 threshold again in August, coming in slightly below the 12-month average.
• Scottsdale Home Sales: Because UCB and pendings were low in July, the number of home sales also fell sharply. 282 homes sold, which is the lowest performance of the past 12 months.

Here are two more sales statistics we track monthly.

Percent Change Month-Over-Month – This looks at how a category performs on a month-over-month basis. For example, pending sales were up 15.8% in August over July. 

Sales Price to List Price –  Sales price to list price compares what the homes were on the market for versus what they sold for. It gives you some insight into how the market is performing. In August, it was 95.8%, which means, on average, buyers saw a 4.2% discount off of asking price.
