Scottsdale Active Listings

Inventory continues to fall, and in August, we ended the month with less than 1,000 homes for sale. I went back and looked it up, and we have not seen inventory this low since December of 2023.

Inventory fell 6.9% compared to July, and it was down 16.4% compared to August 2025.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

Scottsdale’s average list price came in around $2.35 million. This is down 3% from the previous month and down 1.6% from the previous year.

Days on Market

Days on market is a quick indicator to get a sense of a particular real estate market. When days on market is low, that indicates the market is hot and homes are selling quickly. Conversely, if the days on market number is high, that indicates that the homes are taking longer to sell.

After a foray into the 100+ range in July, August’s came in at 92 days on market. This is down 10.9% from July, yet up 7.6% compared to August 2025.

Average Sales Price for Scottsdale Homes

Scottsdale’s average sale price came in just over $1.6 million in August.

This is down 1.8% compared to the previous month, but up 15.9% compared to August 2025.

Number of Homes Sold

Seasonality continues to show up in our sold numbers. There were only 282 home sales in August.

That is an 18.1% drop when compared to July. However, when we compare it to the same time last year, there was only a mild decrease of 1.8%.
