Luxury Condo Sales in Scottsdale and Phoenix – August 2026

This monthly report tracks the sales activity for the luxury condo market in Scottsdale and Phoenix. To be included in the report, all of these units had to have been priced at $1 million or more.

The luxury condo market continued to perform pretty well. Sales were up, and we saw some new contract activity.

ACTIVE LISTINGS AT THE END OF AUGUST

After several months of declines in inventory, the number of units for sale went up slightly in August. We closed the month out with 70 units for sale. Fifty-three of the units were in Scottsdale, and the remaining seventeen were in Phoenix.

The most expensive condo on the market has held his spot for over three years. It is located in the Ascent at the Phoenician community and has three bedrooms, three and one-half bathrooms and 4,830 square feet. The asking price is $10,300,000.

The least expensive condo on the market was located in Optima Kierland. This two-bedroom and two-bathroom unit with 1,365 square feet was listed for $1,045,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

UCB contracts fell from nine at the end of July to six by the end of August. Only one of the UCBs was in Scottsdale, and the remaining five were in Phoenix.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending contracts were up to thirty-two at the end of the month, a slight increase over July. This is quite a difference from several months ago, when we were in the 120s range as we were waiting for the under-construction communities to deliver their units. Atavia, Ascent at the Phoenician, ICON at Silverleaf, Optima McDowell and Toscana at Desert Ridge all have under-construction condos in the pipeline.

• Optima McDowell – Two bedrooms and bathrooms, 1,520 square feet. Asking price was $1,694,000.

• Atavia – This is a new community in North Scottsdale.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Sales activity rebounded from July’s seven sales. In August, twelve units sold. The bulk of them were located in Scottsdale.

  • Two bedrooms and bathrooms, 1,777 square feet. Asking price was $1,350,000 and it sold for $1,280,000.
  • Two bedrooms and bathrooms, 1,465 square feet. Asking price was $1,100,000 and it sold for $1,000,000.
• Enclave at the Borgata – Two bedrooms, three bathrooms, 1,867 square feet. Asking price was $1,399,999 and it sold for $1,275,000.
• Gainey Ranch – Three bedrooms and bathrooms, 2,113 square feet. Asking price was $1,995,000, and it sold for list price.
• Optima Kierland – Three bedrooms and bathrooms, 1,718 square feet. Asking price was $1,299,000 and it sold for $1,210,000.
• Ascent at the Phoenician – Two bedrooms, three bathrooms, 2,157 square feet. Asking price was $3,500,000, and it sold for $3,225,000.

  • One bedroom, two bathrooms, 1,803 square feet. Asking price was $1,399,000 and it sold for $1,150,000.

  • Two bedrooms, three bathrooms, 2,227 square feet. Asking price was $2,495,000 and it closed for list price.

Phoenix Luxury Condo Sales

• Arizona Biltmore Hotel Villas – Two bedrooms. two and one-half bathrooms, 1,628 square feet. Asking price was $1,775,000 and it sold for $1,600,000.
• Toscana at Desert Ridge
  • Three bedrooms and bathrooms, 2,175 square feet. Asking price was $1,528,043 and it sold for list price.
  • Three bedrooms and bathrooms, 1,839 square feet. Asking price was $1,236,000 and it sold for list price.
