– July 2026 Scottsdale Homes for Sale and Home Sales –

We definitely saw the signs of seasonality take hold during the month of July. Activity fell off across the board, as we would expect during this month.

– Single-family homes for sale – Orange Line – The number of homes for sale at the end of the month. 
– Under contract, but accepting backup offers (UCB)* – Blue Line – How many UCB contracts there were at the end of the month. 
– Pending home sales* – Red Line – How many pending sales there were at the end of the month.
– Home Sales – Green Line – How many homes sold over the course of the month. 

JULY 2026 RESULTS

• Scottsdale Homes for Sale:Inventory saw another large drop by the end of July. The number of homes for sale at the end of the month was 13.3% lower than June, and this is the lowest we have seen inventory in the past year.
• UCB (Under contract, accepting backup offers): UCBs dropped again in July and were the lowest we have seen in the past 12 months.
• Pending Home Sales in Scottsdale: Pendings also saw another downward drift in July after a slower June for UCBs.
• Scottsdale Home Sales: As anticipated, home sales fell sharply in July. Sales were down 31.2% compared to June.

We will close out this report with two other items we track on a monthly basis:

Percent Change Month-Over-Month – This chart compares activity between months. For instance, pending contracts were down 14.7% in July when compared with June. The color coding highlights where shifts in activity were more dramatic or less. 

Sales Price to List Price –  This final section compares average home sales prices to their average asking prices. In July, it was 95.4% which means sellers sold at an average 4.6% discount off of their list price. 

*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
