Scottsdale Active Listings

As we’ve been seeing for the last couple of months, inventory has been falling. I actually went back and looked it up, and we have not seen inventory this low since December of 2023.

The number of homes for sale fell 13.3% when compared to June and fell 17% when compared to July of the previous year.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price came in just above $2.3 million in July. This is down 4.9% from June, but up 3.9% from July 2025.

Days on Market

Days on market is an indication of how well or not well a market is performing. When you see a higher days on market, that indicates that homes are taking a longer time to sell, and conversely, a lower days on market means homes are moving more quickly.

Scottsdale’s days on market has been creeping higher and higher and we just surpassed the 100 days threshold in July. If you compare it to last month, the days on market is up 4.9%, and when you compare it to last year, it is up 7.8%.

Average Sales Price for Scottsdale Homes

The average sales price for homes in Scottsdale came in a little bit under $1.65 million.

When compared to June, the average sales price was down 2.4%, but it was up 12.4% compared to July 2025.

Number of Homes Sold

After stronger home sales activity for the last few months, we did see the seasonal dip take effect in July.

Three hundred and thirty-three homes sold over the course of the month, representing a sharp 31.2% decrease from sales performance in June. However, sales were up 12% when compared to the same month in the previous year.
