– June 2026 Scottsdale Homes for Sale and Home Sales –
Sales remained strong in June, but we did see a seasonal decline in terms of new contract activity.
– Single-family homes for sale – Orange Line – How many homes were on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Blue Line – The number of contracts in UCB status at the end of the month.
– Pending home sales* – Red Line – The number of pending sales at the end of the month.
– Home Sales – Green Line – The number of home sales during the month.
JUNE 2026 RESULTS
- Scottsdale Homes for Sale: There was another dramatic drop in the number of active listings. We dropped under 1,200 for the first time in about a year.
- UCB (Under contract, accepting backup offers): UCB contracts fell quite a bit in June. However, this is the time of year when we see activity slowing.
- Pending Home Sales in Scottsdale: Pending contracts dropped under 200 for the first time since December. However, this decline is to be expected due to seasonality.
- Scottsdale Home Sales: Home sales held strong and posted a very solid month, based on the strong UCB and pending contract activity from the prior month. This number should fall a bit in July.
Here are two more things that we track monthly:
Percent Change Month-Over-Month – In this chart, we look at a month’s performance and compare it to the prior month. For example, UCB contracts fell 22.5% between the end of May and the end of June. The color scheme highlights if the shift was minimal or more dramatic.
Sales Price to List Price – Here, we are looking at list prices compared to actual selling prices. June came in at 96.1%, meaning buyers on average saw a 3.9% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
