Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of June.

Scottsdale Active Listings

The number of single-family homes for sale in Scottsdale dropped quite sharply again in June. We do see inventory trend down during the warm summer months, but usually we don’t see these kinds of numbers until August.
Inventory was down 29.6% compared to the previous month and down 24.3% compared to June of 2025.
Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price in Scottsdale came in at just over 2.4 million in June. This is down 2.6% compared to May, but up 7.8% compared to the previous year.
Days on Market

Days on market is a simple way to test the health of a market. It measures how long it’s taking homes to sell. So when you see a large number, that means it’s taking longer for homes to sell, and if it’s a small number, that means that homes are selling much more quickly.
This is the highest DOM we’ve seen in a while. It is approaching 100 days. June’s days on market was up 8.2% over May and up a significant 16.5% over June of 2025.
Average Sales Price for Scottsdale Homes

June’s average sale price for single-family homes came in just under $1.7 million.
It inched up slightly from the previous month at 1.7%, but was down 6.2% compared to the previous year.
Number of Homes Sold

Home sales activity has remained strong for the past two months. Typically, we see it decrease as the warmer temperatures arrive and the seasonal home buyers have headed back home.
There were 437 home sales in June, just slightly down from May’s 439 (-0.5%). And sales were up a whopping 24.7% over June of 2025.
