– Scottsdale Luxury Home Market Performance for April 2026 –
April was another decent month for the luxury home market in Scottsdale. The entry-level luxury homes had a fantastic month from a sales perspective, but at the higher price points, we did see sales decrease from the previous month.
To be included in this report, all of these homes had to have been on the market for $1,000,000 or more. I’ve broken the data down into several price bands to show the market dynamics a little bit better.
Starting this month, I’ve added two new price bands because the over $3 million price point was getting too much activity, and it was hard to understand trends. I will continue including the $3 million plus price point data for a while, but I’ve also created two new price bands which are $3- $5 million dollars and then $5 million dollars or more.

– Active Scottsdale Homes on the Market: After heading over 300 for the first time in March, inventory fell just under 300 by the end of April.
–UCB Scottsdale Home Sales: The number of UCB contracts fell slightly but still posted the third-highest performing month in the last twelve months.
– Pending Scottsdale Home Sales: Pending sales were down in April, but similarly to the UCB’s, turned in the third highest performance of the last year.
– Scottsdale Homes Sold: April had the highest sales month we have seen since I started tracking this data in 2007. This is quite impressive and came in well ahead of the 12-month average of 86.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.

– Active Scottsdale Homes on the Market: Inventory increased just a little bit to 229 to close out the month. This is about where we were the same time last year.
–UCB Scottsdale Home Sales: After three very strong months, the number of UCB contracts fell 42.3% in April.
– Pending Scottsdale Home Sales: While UCB’s were down in April, pending sales saw a different story. They were up 20% over March and turned in the second-highest performance in the past 12 months
– Scottsdale Homes Sold: Home sales were very solid, coming in at 65, well ahead of the 12-month average.
– Sales Price to Listed Price: 96.1% – On average, buyers saw a discount of 3.9% off of list price.

– Active Scottsdale Homes on the Market: The number of homes for sale fell in April and came in just ahead of the 12-month average.
–UCB Scottsdale Home Sales: |After falling off in March, the number of UCB contracts rebounded 13.9% in April.
– Pending Scottsdale Home Sales: Pending contracts also increased in this price point in April. This is the second highest we have seen them in the past year.
– Scottsdale Homes Sold: After a record-breaking March, sales were back down to more familiar levels in April.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.

– Active Scottsdale Homes on the Market: After two record-breaking months of high inventory, the number of active listings started to come back down in April. However, it remained at over 400 homes on the market.
– UCB Scottsdale Home Sales: The number of UCBs was up slightly in April by one. This is the highest they have been in the past year.
– Pending Scottsdale Home Sales: Pendings contracts increased to 33 in April, up two from March.
–Scottsdale Homes Sold: After a record-breaking sales month in March, sales dropped 10.9% in April, tying for the second-highest performance in the past year
– Sales Price to Listed Price: 95.9% – On average, buyers saw a discount of 4.1% off of list price.
Here are the two new price bands I’ve introduced. As you can see, there’s very little data, but once we start getting some measurable data, I will be doing analysis on these price points as well.
