Scottsdale Active Listings

Inventory was more or less level between March and April. The number of homes for sale is down 2.4% month over month and down 5.5% year over year.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price is staying in the range of around 2.5 million dollars. April came in 3.3% lower than March, but it was up 1% when compared to the previous April.

Days on Market

Days on Market (DOM) is a very simple and intuitive statistic to look at and get a sense of how the market is performing. When days on market is very high, you know that it’s taking homes longer to sell, and conversely, when it is low, homes are selling at a faster pace.

The days on market for April was 81, which is not much of a change from last month’s 80. When compared to April 2025, this figure was up 2.5%.

Average Sales Price for Scottsdale Homes

Here we are going to take a look at the average sale price of homes in Scottsdale in April.

When compared to March, the average sales price was down 3%. But when we look at it on a year-over-year basis, the average sales price was up 2.8%.

Number of Homes Sold

As I mentioned in last month’s post, March was an incredibly strong sales month for the Scottsdale market. April followed up with also a strong sales month as well.

Home sales were down 9.2% from the previous month but up a healthy 12.7% over the same time last year.
