February numbers are in, and the luxury condo market in Scottsdale and Phoenix had a very solid month. All of the units in this report were listed for $1,000,000 or above

ACTIVE LISTINGS AT THE END OF FEBRUARY
The number of units on the market remains more or less level compared to January. At the end of the month, there were 130 luxury condos for sale.
The most expensive condo on the market has held this spot for many months. It is located in the new community of Ascent at the Phoenician. It has three bedrooms, three and one-half bathrooms and 4,830 square feet and has an asking price of $10,300,000.
The least expensive unit on the market is also a carryover. It is located in the Landmark Condominiums community in Scottsdale. It has two bedrooms, three bathrooms, and 2,055 square feet. Asking price is $1,000,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
UCB activity, i.e., newer contracts, picked up significantly in February. At the end of the month, there were 11 homes in UCB status, compared to January when there were only three.

- Orterra – Two bedrooms and bathrooms, 1,999 square feet. Asking price was $1,050,000.
- Optima Camelview
- Two bedrooms and two bathrooms, 1,397 square feet. Asking price was $1,000,000.

- ICON at Silverleaf – Two bedrooms, two and one-half bathrooms, 2,731 square feet. Asking price was $2,450,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
Some of the communities under development are completing their units, and we are seeing the pending contract backlog decrease finally. However, there are still quite a few outstanding pending sales left.

After a huge January sales month due to many under-construction units finally being completed, sales activity in February was a little more measured. However, it was still a strong month for sales. A total of eighteen units sold during the month in Scottsdale and Phoenix.
Scottsdale Luxury Condo Sales
- Portico Condominiums – Three bedrooms and bathrooms, 2,090 square feet. Asking price was $1,199,000, and it sold for list price.
- ICON at Silverleaf – Two bedrooms, three bathrooms, 2,722 square feet. Asking price was $2,295,000 and it sold for $2,150,000.
- Optima Camelview – Three bedrooms, two bathrooms, 1,734 square feet. Asking price was $1,495,000, and it sold for $1,450,000.
- Landmark Condominiums
- Three bedrooms and bathrooms, 2,672 square feet. Asking price was $1,250,000 and it sold for $1,050,000.
- Four bedrooms, three bathrooms, 3,895 square feet. Asking price was $3,085,000, and it sold for $3,025,000.
