Luxury Condo Sales in Scottsdale and Phoenix – December 2025
Scottsdale and Phoenix’s luxury condo market continues to perform well. In this report, we take a look at condo sales activity for condos with list prices of $1M and above. What is exciting is that in December, many of the condos that had been under construction for years started closing, so we’ll see a lot of sales activity this month.

ACTIVE LISTINGS AT THE END OF DECEMBER
The number of luxury condo markets for sale dropped slightly in December, closing out the month at 105.
The most expensive condo on the market is a carryover from the last few months. It is a $10,300,000 listing in the under-development community of Ascent at the Phoenician. It has three bedrooms, three and one-half bathrooms and 4,830 square feet.
The least expensive condo on the market is also a carryover from last month. It is a two-bedroom, two-bathroom condo located in Optima Camelview. It has 1,252 square feet and is on the market for $1,049,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
December was a quiet month for UCB activity. This actually makes sense because during the holiday time, people tend to put their home shopping on hold.

- Optima Kierland – Two bedrooms and two bathrooms, 1,329 square feet. Asking price was $1,250,000.
- ICON at Silverleaf – Two bedrooms, two and one-half bathrooms, 2,731 square feet. Asking price was $2,450,000.
- Landmark Condominiums – Three bedrooms and three and one-half bathrooms, 4,037 square feet. Asking price was $2,950,000.
UCB Condos in Phoenix
- At the end of the month, there were no UCB contracts in Phoenix.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
Pending sales at the end of November came in at 94. By the end of December, they had dropped to 70. This is due to one of the communities under construction finishing construction in some buildings and delivering the units to their new owners. However, there are still quite a few outstanding pending sales in these communities that are being finished up.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were thirty-one sales of luxury condos in Scottsdale and Phoenix in the month of December. Sixteen of them took place in the Ascent at the Phoenician community, which has been under construction for the last several years. As communities like Ascent at the Phoenician and Icon finish their projects, we will start seeing larger sales numbers in these communities as they move off the pending list.

- Optima Camelview – Three bedrooms, two bathrooms, 2,222 square feet. Asking price was $1,379,000 and it sold for $1,316,000.
