Luxury Condo Sales in Scottsdale and Phoenix – October 2025

After a surge in September, the luxury condo market in Scottsdale and Phoenix posted another solid sales month in October.   

This report reviews luxury condo sales activity in the $1 million-plus price range.

ACTIVE LISTINGS AT THE END OF OCTOBER

Inventory continued its upward motion in October. At the end of the month, there were 111 luxury condos for sale. Contrast this with the end of August, when there were 78 luxury condos on the market.

The most expensive condo on the market is a new one for this report, since the $12,900,000 listing that occupied this spot for over a year was removed from the market. The replacement is a $10,300,000 listing in the under-development community of Ascent at the Phoenician. It has three bedrooms, three and one-half bathrooms and 4,830 square feet.

The least expensive condo for sale is located in SOHO Scottsdale. It has three bedrooms and bathrooms and is 2,004 square feet. It was listed for $1,075,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

October closed out with four units in UCB status. They were equally split between Scottsdale and Phoenix.

UCB Condos in Scottsdale

• Envy Scottsdale – Two bedrooms and bathrooms, 1,269 square feet. Asking price was $1,099,999.
• ICON at Silverleaf – Two bedrooms, two and one-half bathrooms, 2,731 square feet. Asking price was $2,450,000.

UCB Condos in Phoenix

• Toscana at Desert Ridge -Three bedrooms, three and one-half bathrooms, 3,167 square feet. Asking price was $1,875,000.
• Two Biltmore Estates – Four bedrooms, three and one-half bathrooms, 3,931 square feet. Asking price was $2,795,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending sales ended the month at ninety-seven. Ninety-five of them were located in Scottsdale. The majority of these were located in communities under development. Phoenix closed out the month with two pending sales.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

There were ten luxury condo sales in October. Scottsdale had most of them at eight and the final two were in Phoenix. 

If you are seeing condos closing over asking price, this is most likely due to upgrades purchased during the building process.

• Gainey Ranch – Three bedrooms and bathrooms, 2,333 square feet. Asking price was $1,450,000 and it sold for $1,400,000.
