Luxury Condo Sales in Scottsdale and Phoenix – May 2025
The luxury condo market in Scottsdale and Phoenix continued at a decent pace in May. There was some new contract activity and twelve units sold.
In this report, we examine our local luxury condo market’s sales activity. To be included, the unit must have been on the market for $1 million or more.

ACTIVE LISTINGS AT THE END OF MAY
Inventory fell from 122 at the end of May to 116 at the end of June. Scottsdale was home to ninety-two of the condos and Phoenix came in with twenty-four.
The highest-priced condo for sale is actually the most expensive condo offered for sale in Scottsdale. Listed for $12,900,000, this penthouse in ICON at Silverleaf has four bedrooms, four and one-half bathrooms and covers 6,288 square feet.
The lowest-priced condo for sale in the Scottsdale Waterfront Residences community. It has two bedrooms, two and one-half bathrooms and 1,243 square feet. It was listed for $1,000,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
The number of UCB contracts fell sharply when compared to April. April ended with thirteen, while May closed out with only five.

Pending sales remained more or less level when compared with April. May had ninety-seven pending sales at the end of the month. Almost all of them are in communities under development.

May posted twelve sales over the course of the month and they were equally split between Scottsdale and Phoenix . Most of them were units that finally reached completion.
If you are seeing condos closing over asking price, this is most likely due to upgrades purchased during the building process.
