Luxury Condo Sales in Scottsdale and Phoenix – April 2025

Sales activity was decent in April and we closed out the month with eighteen sales, up from March’s ten sales.  

This report covers the luxury condo market in Scottsdale and Phoenix. All of these homes had a list price of one million dollars or more.

ACTIVE LISTINGS AT THE END OF APRIL

The number of condos on the market remained level. There were 122 active listings at the end of the month. Ninety-one of the units were in Scottsdale and thirty-one were in Phoenix.

The most expensive unit for sale has held this spot for over 700 days. Located in ICON at Silverleaf, this final penthouse unit is listed for $12,900,000. It has four bedrooms, four and one-half bathrooms and covers 6,288 square feet and is the highest-priced condo the Scottsdale market has seen. 

There were two condos that came in with the lowest price. The first one is a carryover from two months ago. Located in Toscana at Desert Ridge, this unit has two bedrooms, three bathrooms and 1,781 square feet.  The other unit is located in the Scottsdale Waterfront Residences community. It has two bedrooms, two and one-half bathrooms and 1,243 square feet. Both of these units were listed for $1,000,000.


UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

April performed well in terms of UCB contracts. At the end of the month, there were 13 UCBs.

    • Three bedrooms, three and one-half bathrooms, 2,584 square feet. Asking price was $1,501,000.
    • Three bedrooms, three and one-half bathrooms, 2,858 square feet. Asking price was $1,717,000.
    • Three bedrooms, three and one-half bathrooms, 2,957 square feet. Asking price was $1,804,000.
  • Ascent at the Phoenician – Two bedrooms, three bathrooms, 2,867 square feet. Asking price was $2,999,950.

UCB Condos in Phoenix

  • The Residences at 2211 Camelback – Two bedrooms, three bathrooms, 2,894 square feet. Asking price was $1,775,000.
  • Village at Camelback Mountain – Three bedrooms, two bathrooms, 2,763 square feet. Asking price was $1,795,000.
  • Toscana at Desert Ridge
    • Two bedrooms, two and one-half bathrooms, 1,645 square feet. Asking price was $1,112,000.
    • Three bedrooms, two and one-half bathrooms, 1,839 square feet. Asking price was $1,200,000.
    • Three bedrooms, two and one-half bathrooms, 2,175 square feet. Asking price was $1,229,900.
    • Two bedrooms, two and one-half bathrooms, 1,781 square feet. Asking price was $1,237,899.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

We dropped below 100 pendings for the first time in many months. At the end of April, there were 96 pending sales. A large majority of these are in communities under development.

  • Portico Scottsdale Condominiums – This is a new development in North Scottsdale.

    • Three bedrooms and bathrooms, 2,396 square feet. Asking price was $1,444,500.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

April turned in a solid performance on the sales side. I had assumed most of these sales came from units that had completed construction, but that was not the case. Many of the sales were actually in established communities.   

If you are seeing condos closing over asking price, this is most likely due to upgrades purchased during the building process.
