– May 2026 Scottsdale Homes for Sale and Home Sales –
May actually held its own ground in terms of home sales over the course of the month. UCBs and pending contracts were down slightly but still pulled in solid numbers.
– Single-family homes for sale – Orange Line – The number of active listings at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – The number of UCB contracts there were at the end of the month.
– Pending home sales* – Yellow Line – How many pending sales there were at the end of the month.
– Home Sales – Blue Line – How many homes sold during the month.
MAY 2026 RESULTS
- The number of homes on the market fell quite a bit between the end of April and the end of May. May closed out just about at the 1,400 mark.
- UCB (Under contract, accepting backup offers): UCBs were down in May, but we were still trending in the 200s.
- Pending Home Sales in Scottsdale: After a very strong April, pending sales fell in May, coming in at 242. However, 242 is still a solid number for this time of year.
- Scottsdale Home Sales: Sales were down 3.6% from April but still posted a strong performance.
Here are two more sales metrics that we track on a monthly basis.
Percent Change Month-Over-Month – The top chart compares performance on a month-over-month basis. This allows us to spot trends as they appear.
Sales Price to List Price – This metric tracks listing prices in comparison to sales prices. For instance, May was 95.8%, which means that on average, buyers saw a 4.2% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
