Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of April.

Scottsdale Active Listings

Inventory continues to climb in Scottsdale. We closed out April with the highest number of listings we have seen in years.

The number of homes for sale was up 5.7% over March. And if you compare inventory to April 2024, it is up 22.8%.

Average List Price for Scottsdale Homes

I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

The average list price of Scottsdale homes in April came in just above $2.5 million. 

Month-over-month, this was down 1.8% and year-over-year it was down 3.9%.

Days on Market

Days on Market (DOM) is a simple, but effective way to get a read on a given market.

A high DOM means that homes are staying on the market longer, and a low DOM means homes are selling at a faster pace. 

Days on Market in April were down 6.3% when compared to March. This figure was also down 2.5% when compared to the same month in 2024.

Average Sales Price for Scottsdale Homes

The average sales price of homes in April came in at a little over $1.6 million. This is down 5.6% when compared to March. We are seeing more price reductions in Scottsdale and we are also seeing sellers more willing to negotiate, so we may be seeing those two things in play. 

If we compare April 2025 to April 2024, the average sales price was down 0.8%.

Number of Homes Sold

I hoped to see March’s sales gain continue into April, but we saw sales fall due to fewer new contracts in March.

Sales were down 3.5% from March and 5.3% when looking at April 2024.
