– April 2025 Scottsdale Homes for Sale and Home Sales –
Typically, April is a gangbuster month for home sales activity, but this April we saw declining activity. I would attribute this to economic uncertainty, interest rates and higher home prices.
In this report, we track four sales metrics below and compare them on a month-over-month basis:
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many homes were in UCB status at the end of the month.
– Pending home sales* – Yellow Line – The number of pending contracts at the end of the month.
– Home Sales – Blue Line – The number of home sales during the month.
APRIL 2025 RESULTS
- Scottsdale Homes for Sale: The number of homes for sale was up again. We seem to be adding about 100 homes per month at this point.
- UCB (Under contract, accepting backup offers): UCBs fell in April. While it was not a huge drop, I would have expected more UCBs. As mentioned above, I think this is due to economic uncertainty, rates and high home prices.
- Pending Homes Sales in Scottsdale: Pendings dropped for the second month in a row, when we would normally expect them to stay level or increase.
- Scottsdale Home Sales: After a great performance in March, home sales fell in April to back under the 400 mark. And based on UCB and pending data, they will most likely fall in May as well.
This next section includes two more sales metrics we track.
Percent Change Month Over Month – Here, we compare the month’s performance to the prior month’s performance. For instance, inventory was up 5.7% in April when compared to March.
Sales Price to List Price – This metric compares actual sales prices to what homes had been listed for. In April, it came in at 96.2%, which means, on average, buyers saw a 3.8% discount off of list prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
