– March 2026 Scottsdale Homes for Sale and Home Sales –
March was an incredibly strong month for home sales. UCB and pending activity decreased slightly, though.
– Single-family homes for sale – Orange Line – How many homes were on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending contracts at the end of the month.
– Home Sales – Blue Line – The number of home sales that took place during the month.
MARCH 2026 RESULTS

- Scottsdale Homes for Sale: The number of homes for sale was up slightly by the end of March.
- UCB (Under contract, accepting backup offers): The number of new UCB contracts was more or less level, falling off by four compared to the previous month.
- Pending Home Sales in Scottsdale: After a fantastic February, pending sales were down in March but still turned in a decent performance.
- Scottsdale Home Sales: Home sales jumped 48.7% over February. There were 497 home sales in March. The last time we hit a level like this was December 2021.
Here are two more sales metrics that we track on a monthly basis:

Percent Change Month Over Month – Here, we look at how things are changing on a month-over-month basis. As an example, the number of active listings was up 1.8% in March over February.
Sales Price to List Price – This one compares the average list price of homes with the average sales price of homes. It is also a quick way to gauge how much sellers are willing to discount to make a sale. In March, it was 96.3%, which means buyers, on average, saw a discount of 3.7% off of the asking price.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
