Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of March.

Scottsdale Active Listings

Inventory was pretty much level month over month. The number of homes for sale was up 1.8% over February and up 2.8% over March of 2025.

NOTE: The video incorrectly states that listings were down year-over-year, when in fact they are up year-over-year.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

March’s average list price was almost identical to February’s but came in slightly lower. It was down 1.3% over the previous month. However, compared to March 2025, the average list price was up 2.5%.

Days on Market

Days One Market (DOM) is a quick and easy way to get a sense of how the market is performing. If the DOM is high, homes are lingering on the market for longer periods of time. If we see a low DOM, homes are selling at a faster pace.

The DOM for March was 80. This is more or less in line with where it’s been trending for the last year or so. Compared to February, it was up 1.3%, and if we look at March 2025, it was down 5%.

We looked at average list price above, and now we’re going to explore average sale price.

There was a 3% decrease in average sales price between February and March, and a very minimal 0.4% increase over March 2025.

Number of Homes Sold

March was an incredibly strong sales month. We haven’t posted numbers like this for many years.

There were almost 500 sales in March, which is up a whopping 22.5% over February. And if we compare it year over year, it was up 17.3%.
