– Scottsdale Luxury Home Market Performance for January 2026 –
After a quiet contract month in December, we saw new contract activity pick up significantly in January; however, the quieter December activity definitely impacted the number of homes that sold in January.
In this report, we take a look at the luxury home market in Scottsdale. Each of these homes had a list price of $1,000,000 or more. We’ve broken the data down into four price segments to show additional detail.
– JANUARY 2026 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: After a seasonal drop in inventory in December, the number of homes for sale in this price range was quite significantly higher by the end of January.
–UCB Scottsdale Home Sales: After a very quiet December, UCB contracts rebounded in January, coming in ahead of the 12-month average.
– Pending Scottsdale Home Sales: We also saw pending contracts pick up some steam, but at a more modest pace
– Scottsdale Homes Sold: December’s home sales came in at the second-lowest we’ve seen in the past year.
– Sales Price to Listed Price: 96.8% – On average, buyers saw a discount of 3.2% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: Inventory was up 21% over the end of December and was more or less on par with the 12-month average.
–UCB Scottsdale Home Sales: January’s UCB contracts posted the second-highest performing month of the past 12 months.
– Pending Scottsdale Home Sales: Pending contracts were up 34.4% over January.
– Scottsdale Homes Sold: Sales were down in January, but as I’ve mentioned before, this is definitely impacted by the holidays in December.
– Sales Price to Listed Price: 96.7% – On average, buyers saw a discount of 3.3% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: After dropping under 200 homes in December, January ended the month back in the 200 range.
–UCB Scottsdale Home Sales: January’s UCB contracts came in at the highest level we’ve seen in the past year.
– Pending Scottsdale Home Sales: Pending contracts we’re also up, but not quite as dramatically, though.
– Scottsdale Homes Sold: As expected, home sales were back down in January, but interestingly enough, they came in just behind the 12-month average.
– Sales Price to Listed Price: 95.7% – On average, buyers saw a discount of 4.3% off of list price.
Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: I remember several years ago when the number of three-million-and-up price point homes for sale broke 100, and in January, we almost crossed the 400 threshold.
– UCB Scottsdale Home Sales: January was the highest performing month for UCB contracts in the past year.
– Pending Scottsdale Home Sales: Pending contract sales were also pretty strong, coming in ahead of the 12-month average and turning in the second-highest performance in the past year.
–Scottsdale Homes Sold: After a great December, January’s momentum kept building. Forty homes sold during the course of the month.
– Sales Price to Listed Price: 96.8% – On average, buyers saw a discount of 3.2% off of list price.
