– December 2025 Scottsdale Homes for Sale and Home Sales –
December was another mixed month for the Scottsdale housing market. While pendings and UCBs fell off quite a bit (which is natural during the holiday season,) we saw very strong home sales.
– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – The number of UCB contracts at the end of the month.
– Pending home sales* – Yellow Line – How many pendings there were at the end of the month.
– Home Sales – Blue Line – How many homes sold that month.
DECEMBER 2025 RESULTS
- Scottsdale Homes for Sale: The number of homes for sale was down at the end of December, however, this is a seasonal pattern we see as people take their homes off the market during the holidays.
- UCB (Under contract, accepting backup offers): The number of UCB contracts plunged almost 71% between November and December. However, this is nothing to be concerned about, as many home shoppers take a break during the holiday season.
- Pending Home Sales in Scottsdale: Pending sales were also down in December for the same reason.
- Scottsdale Home Sales: Because November had very strong contract activity, we were able to have an incredible sales month in December. In fact, it was the highest sales month we’ve seen in the past 12 months. We usually see the high-season months like February, March, April and May, have the best performances.
Here are two more sales-related things that we track on a monthly basis:
Percent Change Month Over Month – Here, we look at how things are changing on a month-over-month basis and look for trends. For instance, home sales were up 30.2% between November and December.
Sales Price to List Price – Sales price to list price sounds like what it is. Here, we look at what the homes were listed for compared to what they actually sold for. In December, buyers on average saw a 4% discount on home prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
