Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of December.

Scottsdale Active Listings

Typically, we see a big dip in inventory at the end of December because many people set the listing’s expiration date for the last day of the year. However, this year there was a very moderate dip of 6.1%.

What you’re seeing is a big change in the number of listings between December 2024 and 2025. They were up 11.3% year-over-year.

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

We’re not seeing huge swings in the list prices. December ended at just under $2.7 million, which is up 0.9% over last month and up 6.2% over the same time period last year.

Days on Market

Days on market (DOM) is a quick way to gauge how the market is performing. If you see a high DOM, that means the homes are taking longer to sell. If you see a low DOM, that means the pace of sales is faster.

The days on market in Scottsdale in December came in at 81. This is down 13.6% over November and down 4.9% over December of 2024.

Average Sales Price for Scottsdale Homes

Scottsdale’s average sales price came in just over $1.55 million. This is a 6.5% increase over the previous month and a 1.5% decrease over the previous year.

Number of Homes Sold

Based on pending and contract activity in November, we knew December would be a decent sales month, but it actually had a fantastic one. 407 homes sold.

Home sales were up 30.2% over November and 25.1% over December of 2024. That was a nice way to end the year.
