– November 2025 Scottsdale Homes for Sale and Home Sales –
November was a mixed month for Scottsdale’s real estate market. While sales were down during the month, we actually saw pending contracts increase, which bodes well for December sales.
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many homes were in UCB status at the end of the month.
– Pending home sales* – Yellow Line – The number of pending contracts at the end of the month.
– Home Sales – Blue Line – The number of home sales that month.
NOVEMBER 2025 RESULTS
- Scottsdale Homes for Sale: active listings actually fell in November. This could be in anticipation of the holiday season, with people taking their homes off of the market or waiting until after the holidays to list.
- UCB (Under contract, accepting backup offers): UCBs saw a healthy 15.7% lift between October and November.
- Pending Home Sales in Scottsdale: Pending sales were also up in November. This is a good sign for December sales.
- Scottsdale Home Sales: We saw a pretty significant drop-off in sales in November, which is interesting because we definitely had some decent UCB and pending contracts in the pipeline. The real estate market across the United States is seeing many contracts fall out as buyers decide not to move forward, so I’m wondering if this has had an impact.
Here we explore two additional sales metrics that we track on a monthly basis:
Percent Change Month Over Month – For this metric, we look at the sales performance of the different stages relative to the prior month. As an example, pending sales were up 13.4% when comparing October to November.
Sales Price to List Price – This next metric looks at what homes sold for relative to what they were listed for. In November, it was 96.5%, meaning buyers saw an average of 3.5% off asking prices. If you look back over the last several months, there’s generally about a 1% price swing on the discounts.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
