– Scottsdale Luxury Home Market Performance for November 2025 –
November was a lackluster sales month for Scottsdale in the luxury home market segment. However, new contract activity and pending activity seemed to be on the upswing, which bodes well for December’s sales.
This report looks at the luxury home market in Scottsdale. All of the homes included in this report were priced at $1 million or more, and we’ve divided the information into four price segments to show further detail.
– NOVEMBER 2025 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: The number of homes for sale fell slightly in November in this price point, coming in below the 12-month average.
–UCB Scottsdale Home Sales: UBC contracts were level between October and November.
– Pending Scottsdale Home Sales: After two poorly performing months in a row, pending contracts were up 22% in November.
– Scottsdale Homes Sold: Conversely, after two very strong sales months, sales fell off quite sharply in November.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: After two months of increases, the number of homes for sale in this price point fell in November.
–UCB Scottsdale Home Sales: The number of UCB contracts was up in November, posting the highest performing month of the past year.
– Pending Scottsdale Home Sales: Pending contracts also saw a very healthy increase, coming in with the second-highest performing month of the year
– Scottsdale Homes Sold: After a very strong October, sales fell quite sharply in November in this price point.
– Sales Price to Listed Price: 96.1% – On average, buyers saw a discount of 3.9% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: After a significant increase in October, the number of homes for sale in this price point fell in November.
–UCB Scottsdale Home Sales: UCB contracts rebounded to turn in a fantastic performance in November. This was the second-highest performing month of the past year.
– Pending Scottsdale Home Sales: Pending contracts also saw an increase and posted one of the top performances of the past year.
– Scottsdale Homes Sold: After a fantastic month of sales in October, the number of home sales fell quite sharply in November.
– Sales Price to Listed Price: 95.9% – On average, buyers saw a discount of 4.1% off of list price.
Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: Inventory continues to increase in this price segment. November. At the end of the month, there were 345 homes listed, which is well above the 12-month average of 319.
– UCB Scottsdale Home Sales: After a very unimpressive October, UCB contracts rebounded in November, coming in ahead of the 12-month average.
– Pending Scottsdale Home Sales: Pending contract activity continues to increase. November was the second-highest-performing month over the past 12 months.
–Scottsdale Homes Sold: While UCB and pending contracts were up in November, sales fell quite sharply (89.5%).
– Sales Price to Listed Price: 97.0% – On average, buyers saw a discount of 3.0% off of list price.
