Scottsdale Active Listings
After many months of increases, we actually saw the number of homes for sale in Scottsdale decrease in November. Listings fell 5.6% month-over-month, however, they were up 2.2% year-over-year.
Average List Price for Scottsdale Homes
I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price in October came in just over $2.6 million. As we’ve been seeing over the last several months, the average list price has been increasing on a monthly basis. The average list price was up 4.2% over October and up 9.4% compared to the previous November.
Days on Market
Days on Market (DOM), is a quick and easy way to get a sense of the health of any given market. When you see very high days on market, it means that homes are selling at a slower pace. Conversely, when the days on market is low, homes are selling faster.
November’s DOM came in at 92. This is up quite a bit (6.5%)from October where it was at 86, and even more (22.8%) so when you look at last November when it was 71.
Average Sales Price for Scottsdale Homes
Scottsdale’s average sale price for homes fell 3.8% in November compared to the previous month. And if you look on a year-over-year basis, the average sales price was actually up by 2.8%.
Number of Homes Sold
After a very strong sales month in October, home sales fell off in Scottsdale in November.
Sales were down 31% compared to the previous month and also down 2.8% compared to November 2024.
