Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of October.

Scottsdale Active Listings

The number of homes for sale continues to increase now that we have moved out of the summer months. Listings were up 9.2% when compared to September.

When you compare the year-over-year numbers, the number of homes for sale increased by 4.9%.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

Scottsdale’s average list price in October came in just above $2.55 million and has been on an upward trajectory recently. Compared to September, it was up 5.2% and when you look at October 2024, it was up 8.5%.

Days on Market

Days on Market, also referred to as DOM is a quick and easy way to get a sense of the market. When the DOM is high, sales activity is slow, and when the DOM is low, sales are happening at a faster pace.

October’s Days on Market was 86. This is down 9.3% from September’s 91 Days on Market. Year-over-year, however, it was up 9.3%.

Average Sales Price for Scottsdale Homes

The average sales price in October came in just over $1.5 million. This is just slightly less (0.9%) than September, when we saw a jump in average sales price. On a year-over-year basis, the average sales price was up 3.7%.

Number of Homes Sold

After a subdued summer, we are starting to see some momentum in home sales activity. 372 homes sold in October, up 12.4% over September.

And when we compare October 2025 with October 2024, home sales increased by 15.3%.
