Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of September.

Scottsdale Active Listings
Active listings were up 7.8% between August and September. Now that the hottest months are out of the way, we should see this number keep increasing.
When comparing this year to last year, inventory was up by 7.1%.
Average List Price for Scottsdale Homes
I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price in Scottsdale continues to increase. Month-over-month, it was up 6.2% and came in at just over $2.4 million.
It was also up year-over-year with a 7.7% increase.
Days on Market
Days on Market (DOM) is a simple but effective way to get a pulse on a given market. High DOMs indicate that homes are lingering on the market, whereas low DOMs mean homes are selling more quickly.
September’s DOM was 91. This is up 6.6% over August’s 85.
Year-over-year the DOM was up 4.4%.
Average Sales Price for Scottsdale Homes
After falling for a couple of months, Scottsdale’s average sales price rebounded in September and came in just over $1.5 million.
Month-over-month, the average sales price increased by 11.1%. However, year-over-year, it was down by 0.2%
Number of Homes Sold
The number of homes sold had a nice rebound in September, closing out the month at 326 sales. This represents a 12.0% increase over August and an 18.4% increase when compared to September 2024.
