– August 2025 Scottsdale Homes for Sale and Home Sales –
Activity was up slightly in August, but it still performed as we would expect during the low season. This report looks at single-family home sales in Scottsdale.
Each month, we examine the four items below:
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending sales at the end of the month.
– Home Sales – Blue Line – The number of homes that sold that month.
AUGUST 2025 RESULTS

- Scottsdale Homes for Sale: The number of homes for sale fell to the second-lowest level in the past year. This is something we see seasonally.
- UCB (Under contract, accepting backup offers): UCB contracts actually increased slightly in August.
- Pending Home Sales in Scottsdale: Pending sales were up 7.2% over July, which bodes well for September sales.
- Scottsdale Home Sales: Home sales fell slightly in August.
Below are two other sales metrics we track:

Percent Change Month Over Month – Here, we compare a month’s performance relative to the prior month. For instance, sales were down 2.1% between July and August.
Sales Price to List Price – This is a simple, but effective, way to see how the market is responding to home prices buy comparing list prices to sales prices. On average, buyers saw a 4.9% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
