Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of August.

Scottsdale Active Listings
Active listings fell 7.4% between July and August. We typically see inventory decrease in the summer months as sellers wait out the warmer months.
But, inventory was up 7.5% over the same time frame in 2024.
Average List Price for Scottsdale Homes
I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price in Scottsdale moved up slightly (2.3%) in August to just under $2.67 million. And when we compare August 2025 to 2024, the average list price was up 6.3%.
Days on Market
Days on Market (DOM) is a quick but effective way to measure the health of a market. When homes linger on the market, the DOM will be high and conversely, when homes are selling quickly, we will see a low DOM.
In August, the Days on Market was 85. This is 10.6% lower than what we saw in July, when it jumped to 94.
And when we compare year-over-year data, the DOM was up 3.5%.
Average Sales Price for Scottsdale Homes
Scottsdale’s average sales price fell for a second month. It was down 6.1% from July and came in just under $1.36 million.
And it was also 5.2% lower than August 2024’s average sales price.
Number of Homes Sold
Home sales fell slightly in August. Month-over-month, they were down 2.1% and year-over-year they were down 1.4%.
