– October 2024 Scottsdale Homes for Sale and Home Sales –
October ended with a mixed performance. Inventory continued to increase and is now back at high season levels. New contracts were down, but sales were up.
Here are the four sales metrics we track on a monthly basis:
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pending sales at the end of the month.
– Home Sales – Blue Line – The number of home sales during the month.
OCTOBER 2024 RESULTS
- Scottsdale Homes for Sale: We have seen inventory increase for the last couple of months. October was the highest it has been in the past 12 months.
- UCB (Under contract, accepting backup offers): After a strong September, UCB contracts fell again in October. I would attribute some of this to interest rates heading back up.
- Pending Homes Sales in Scottsdale: Pending sales also declined in October.
- Scottsdale Home Sales: Home sales were up over 15% between September and October based on the higher activity in UCBs and pendings in September. Now that new contract activity fell again, November should post fewer sales.
This next section contains two more sales metrics that we track.
Percent Change Month Over Month – This looks at the amount of change on a month-over-month basis and can help us determine trends. For example, inventory at the end of October was up 11.3% over the end of September.
Sales Price to List Price – This is a basic and quick way to see what homes sold for in comparison to what they had been listed for. In October, it came in at 96.4% which means on average, buyers saw a 3.6% discount off of average list prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
