DC Ranch is comprised of many smaller communities and offers single-family homes as well as condos and townhomes. Some of these neighborhoods are gated and some are not. The DC Ranch Country Club community is guard-gated. Community parks and recreation centers, as well as DC Ranch’s schools, are fantastic amenities.
DC Ranch is located just north of the Loop 101 and is moments away from great dining, shopping and entertainment. Market Street and DC Ranch Crossing are both part of DC Ranch and offer plenty of shopping, dining and personal care options.
This real estate update will cover single-family home sales activity in DC Ranch, not including homes in Silverleaf.
DC RANCH HOMES FOR SALE AND PENDING SALES AS OF MAY 22, 2017
At the end of May, there were fifty-seven single-family homes on the market.
The most expensive home on the market was located in the DC Ranch Country Club community and was listed for $5,600,000. It is completing construction and when done will offer six bedrooms and eight and one-half bathrooms spread over 10,800 square feet.
The least expensive home was listed for $569,000. It has 1,935 square feet, three bedrooms and two bathrooms.
There were six homes in UCB status as of May 22nd. Their prices ranged from $750,000 for a 3,247 square foot home to $3,500,000 for a 6,175 square foot custom home.
Pending home prices ranged from $549,000 for a 1,839 square foot home to $2,170,000 for a 5,350 square foot custom home.
DC RANCH HOME SALES THROUGH 5/22/2017
This next chart looks at DC Ranch home sales to-date for 2017.
Typically the second quarter is Scottsdale’s strongest and we tend to see a spike in sales. However, looking at Q2 2017’s performance so far, we are not seeing that. Sales are solid, but measured.
The highest priced sale to date in 2017 was for $4,879,000. It was a newly built contemporary home on the golf course with 7,060 square feet, four bedrooms and four and one-half bathrooms. It had been on the market for $4,995,000 and sold in a cash transaction.
The lowest priced sale this year was $526,500. The home had two bedrooms (plus den) and bathrooms and 1,740 square feet. It had been listed for $525,000 and sold slightly over asking price.
2016 HOME SALES IN DC RANCH
Here is an overview of real estate activity for single-family homes in 2016.
Sales saw the spike in Q2 that I was talking about. We also saw a big Q4, which is somewhat out of the norm.
If you compare Q1 2016 to Q1 2017, sales were much higher in 2017. This could be offsetting Q2 2017 numbers.
