Recently, I wrote about how wonderful and vibrant the community of Forest Highlands in Flagstaff is. With two award-winning golf courses, two clubhouses, swimming, tennis and a variety of real estate options available to members, it is a great fit for a variety of lifestyles.
Based on that post, I wanted to follow up with a look at real estate activity for the year 2013 as well as year-t0-date 2014.
FOREST HIGHLANDS 2013 HOME SALES
Here is a quick overview of last year’s home sales in Forest Highlands.
As you can see, sales prices varied quite a bit in 2013, from $410,000 to $1,700,000. Of the twenty-six sales, eighteen of them were for less than $1 million and the remaining eight were for over $1 million. In the over $1 million rage, most home sales were in the $1.1M to $1.2M range.
The average days on market is partially due to this being a more seasonal market, thus homes take longer to sell. Another factor was that the $1.7M home that sold had been on the market for quite a while, which impacted the results as well.
FOREST HIGHLANDS REAL ESTATE ACTIVITY FOR 2014 – THROUGH MARCH 25TH
Here is update on real estate activity for 2014-year-to-date. The first section looks at current homes for sale in Forest Highlands as well as current pending sales.
One thing to note when looking at the active number of homes for sale is that many home sellers wait until the high season approaches to list their homes. Therefore, I would anticipate the number of homes for sale to increase quite a bit over the next few months.
The pending home sales are quite interesting as both homes that are pending are for sale for over well over $2 million – one is listed for $2,295,000 and the other is for $3,300,000. The fact that two of the highest priced homes in the community are under contract is a positive indicator for the upcoming summer season. For the last several years, the lower priced homes were the ones selling for the most part.
This next section looks at the home sales this year so far in Forest Highlands. As of March 25th, sales prices are trending lower, but with the two pending sales with much higher price points, this figure will rise accordingly.
