Luxury Condo Sales in Scottsdale and Phoenix – September 2025

The market for luxury condos in Scottsdale and Phoenix gained momentum in September.  

In this report we examine the sales activity of luxury condos that had been on the market for one million dollars or more. 

ACTIVE LISTINGS AT THE END OF SEPTEMBER

At the end of August, there were 78 luxury condos on the market. By the end of September, this number had ballooned up to 101.

The most expensive condo on the market is the most expensive condo ever offered for sale in Scottsdale and it has occupied this spot for a couple of years at this point. On the market for $12,900,000, this penthouse at ICON at Silverleaf has four bedrooms, four and one-half bathrooms and covers 6,288 square feet.

The least expensive condo for sale is also a rollover. Located in Toscana at Desert Ridge, it has two bedrooms and bathrooms and is 1,645 square feet. It was listed for $1,075,000.

UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

The month concluded with seven homes in UCB status. Five of them were located in Scottsdale, and the remaining two were in Phoenix.

• Fairway Lodge – Two bedrooms, two and one-half bathrooms, 2,3291 square feet. Asking price was $1,525,000.

PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

Pending sales moved from 90 to 96 between August and September. Ninety-five of them were located in Scottsdale and the majority of them were located in communities under development. Phoenix closed out the month with a single pending sale.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX

A healthy nine condos sold in September. They were more or less evenly split between Scottsdale and Phoenix.

If you are seeing condos closing over asking price, this is most likely due to upgrades purchased during the building process.
