Luxury Condo Sales in Scottsdale and Phoenix – July 2025
As we moved further into the summer months, activity for luxury condos slowed as expected.
This report looks at the sales activity for luxury condos in Scottsdale and Phoenix. To be included in this analysis, the list price of the condo had to be $1 million or higher.

ACTIVE LISTINGS AT THE END OF JULY
Active inventory decreased again. At the end of July, there were 82 luxury condos for sale. Compare this to the end of April, where there were 122 listings. At the end of June, there were 102 active listings.
The most expensive condo on the market is the most expensive condo ever offered for sale in Scottsdale. This penthouse at ICON at Silverleaf has four bedrooms, four and one-half bathrooms and covers 6,288 square feet. The asking price is $12,900,000. It has been on the market for a couple of years.
The lowest-priced luxury condo for sale is a carryover from last month. Located in the Scottsdale Waterfront Residences community, it has two bedrooms and bathrooms and 1,381 square feet. It was on the market for $1,029,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were six homes in UCB status at the end of July, up from four in June.

- Optima Kierland – Two bedrooms and bathrooms, 1,511 square feet. Asking price was $1,550,000.
- Scottsdale Waterfront Residences – Two bedroom, two and one-half bathrooms, 1,511 square feet. Asking price was $1,795,000.
UCB Condos in Phoenix
- Esplanade Place – Two bedrooms and bathrooms, 2,417 square feet. Asking price was $1,068,000.
- Toscana at Desert Ridge
- Two bedrooms, two and one-half bathrooms, 1,705 square feet. Asking price was $1,285,000.
- Two bedrooms, two and one-half bathrooms, 1,781 square feet. Asking price was $1,300,000
- Three bedrooms, three and one-half bathrooms, 3,167 square feet. Asking price was $1,875,000.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
At the end of July, there were 90 condos in pending status. All of them were located in Scottsdale and the majority of them were located in communities under development.

LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
After a strong June, there were only eight condo sales in July. Seven of them were in Scottsdale and the remaining sale was in Phoenix.
If you are seeing condos closing over asking price, this is most likely due to upgrades purchased during the building process.
