– June 2025 Scottsdale Homes for Sale and Home Sales –
June has been more of a transition month in recent years, where we have seen strong activity through May and June tapers off as we move into the high heat. This June, we were more or less down across the board, with the exception of pending sales.
Each month, we review the following four sales metrics:
– Single-family homes for sale – Orange Line – The number of homes on the market at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – How many UCBs there were at the end of the month.
– Pending home sales* – Yellow Line – The number of pendings at the end of the month.
– Home Sales – Blue Line – The number of home sales during the month.
JUNE 2025 RESULTS
- Scottsdale Homes for Sale: Inventory has been falling for a couple of months. Some of this can be attributed to sellers not listing during the warmer months or taking their homes off the market until sales activity picks up again later in the year.
- UCB (Under contract, accepting backup offers): UCBs fell to the second-lowest we have seen them in the past year.
- Pending Home Sales in Scottsdale: Pending sales were actually up at the end of June, turning in a decent performance.
- Scottsdale Home Sales: Home sales fell for another month, but still had a decent showing.
We also track these other two sales metrics:
Percent Change Month Over Month – Here, we track how the current month performed relative to the prior month. For instance, pending sales were up 4.4% in June compared to May.
Sales Price to List Price – Sales price to list price is a quick and easy way to track a market’s performance. It compares the average sales price to the average price the homes were listed for. In June, it was 94.4%, which means buyers on average saw a 5.6% discount off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
