Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of June.

Scottsdale Active Listings

The number of homes fell again in June as people held off on listing them during summer, combined with other sellers who took their homes off the market during the warmer months.
Inventory was down 7.6% over May. However, we saw a 23.5% increase when compared to June 2024.
Average List Price for Scottsdale Homes
I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)
The average list price for single-family homes in Scottsdale in June decreased. This can partially be attributed to price reductions and some of the higher-priced homes being taken off of the market for summer.
The average list price was down 7.8% compared to May. It was down 8.7% compared to June 2024.
Days on Market
Days on Market (DOM) is a simple but telling way to test the temperature of a given market. When homes linger and do not sell, the DOM will be higher. Conversely, if homes are selling at a rapid pace, the DOM will be lower.
Scottsdale’s DOM in June was 81. This is up 3.7% over May’s 78. However, if we examine June 2024, the DOM decreased by 7.4%.
Average Sales Price for Scottsdale Homes
Scottsdale’s average sales price seems to be increasing mildly each month. However, if a very expensive home sells, this figure will come in higher.
June’s average sales price was just over $1.68 million, coming in 0.2% higher than May. And it was up 2.6% when compared to the same timeframe in 2024.
Number of Homes Sold
As I alluded to last month, home sales were not where we would normally see them.
As we moved into summer, June posted 329 sales. While this is down 14.6% from May, it is up a modest 1.5% over June 2024.
