Here is a quick video overview of the Scottsdale, Arizona, single-family home real estate market that covers the month of February.

Scottsdale Active Listings

February and March mark the height of this high season, and therefore, we tend to see inventory increase around this time.

The number of homes for sale was up 5.4% over January and up 6.8% over the previous February.

Average List Price for Scottsdale Homes

I previously used median listing price data, but I no longer have reliable access to that information. Instead, I will now use average listing prices to track pricing trends. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Scottsdale.)

As we saw last month, there’s not a huge amount of shifting in the average home asking price. February came in just under $2.7 million on average and this was up 2.1% over the previous month and the same month in 2025.

Days on Market

Daya On Market, also known as DOM, is a quick and easy way to test the health of a market. If the DOM is high, then we know that homes are taking longer to sell. If we see a low DOM, then we know that homes are selling more quickly.

The DOM for January was very high at 107 because there was a home that had been on the market for over 1,350 days. We saw the DOM return to more normal levels in February, at 79 days.

Here we take a look at the average sales price for homes in Scottsdale in February,

February actually came in a little bit lower than January, which represents a 3.8% decrease. But looking at February 2025 compared to February 2026, there was a 17.3% increase in average sales price.

Number of Homes Sold

As we would expect with seasonality, January sales were a little more subdued. However, they rebounded back in February.

There were 385 home sales in February, which represents a 28.8% increase over January and a 4.2% increase over February 2025.
