– Scottsdale Luxury Home Market Performance for December 2025 –
December was a mixed month for sales. Because of the holidays, new contract activity was down across the board, but a very strong November posted some decent home sales.
This report examines the luxury home market in Scottsdale. All of these homes had list prices of $1,000,000 or more. And to show more granular data, we’ve split this information into four price segments.
– DECEMBER 2025 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999

– Active Scottsdale Homes on the Market: Inventory fell slightly at the end of the month, which is actually something we see annually, as many listing contracts expire on December 31st.
–UCB Scottsdale Home Sales: The number of UCBs fell significantly to the lowest level of the year. However, December tends to be slow due to people taking time off during the holidays.
– Pending Scottsdale Home Sales: After a very strong November, pending contracts fell off in December. Again, I would base this on seasonality.
– Scottsdale Homes Sold: Because there was such strong contract activity in November, sales in December were fantastic. There were 97 home sales, which is well above the 12-month average of 84.
– Sales Price to Listed Price: 96.3% – On average, buyers saw a discount of 3.7% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999

– Active Scottsdale Homes on the Market: The number of homes on the market in this price point fell slightly in December. However, we’re still well below the 12-month average.
–UCB Scottsdale Home Sales: UCBs were down in this price point as well.
– Pending Scottsdale Home Sales: And similarly to UCBs, pending contracts were down as well. As I stated previously, I believe the slower contract activity is due to seasonal patterns around the holidays.
– Scottsdale Homes Sold: December home sales in this price range were incredibly strong. It was very similar to what we would see during the high season.
– Sales Price to Listed Price: 95.5% – On average, buyers saw a discount of 4.5% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999

– Active Scottsdale Homes on the Market: Inventory in this price point fell off in December, as would be expected.
–UCB Scottsdale Home Sales: Like we’ve been seeing in the other price points, UCB contracts fell in December.
– Pending Scottsdale Home Sales: Pending contracts were also down.
– Scottsdale Homes Sold: December turned in the highest performing sales month of the year in this price point. This is actually interesting because we would typically see the highest sales during the high season.
– Sales Price to Listed Price: 95.0% – On average, buyers saw a discount of 5.0% off of list price.
Scottsdale Homes Priced $3,000,000+

– Active Scottsdale Homes on the Market: After several months of inventory increases, the number of homes for sale over $3 million fell slightly in December.
– UCB Scottsdale Home Sales: UCB contract activity only fell slightly in December compared to the more steep drops we’ve seen in other price points.
– Pending Scottsdale Home Sales: Similarly to UCB’s, pending contracts only fell slightly as well.
–Scottsdale Homes Sold: After a dismal November, December really turned it around for sales. There are 36 homes sold at this price point, just ahead of the 12-month average.
– Sales Price to Listed Price: 96.1% – On average, buyers saw a discount of 3.9% off of list price.
