– October 2025 Scottsdale Homes for Sale and Home Sales –
October was a good month for sales activity in Scottsdale. New contracts and sales were up and additional inventory came onto the market.
We track the following four sales metrics each month:
– Single-family homes for sale – Orange Line – How many homes were for sale at the end of the month.
– Under contract, but accepting backup offers (UCB)* – Gray Line – The number of UCB contracts there were at the end of the month.
– Pending home sales* – Yellow Line – How many homes were in pending status at the end of the month.
– Home Sales – Blue Line – How many homes sold over the course of the month.
OCTOBER 2025 RESULTS

- Scottsdale Homes for Sale: The number of active listings was up again in October, closing out the month at 1,363.
- UCB (Under contract, accepting backup offers): UCB contracts were on the rise again and came in 7.8% higher than September. This is a positive signal for October sales.
- Pending Home Sales in Scottsdale: Pending sales dropped by two in October,
- Scottsdale Home Sales: We saw another 12% growth in sales compared to the previous month. This momentum is good to see.
This next section includes two additional items we track each month:

Percent Change Month Over Month – In this chart, we look at monthly activity and compare it with the previous month. For example, the number of new listings in October was up 9.2% over September.
Sales Price to List Price – Here we look at the asking prices of homes for sale and compare them with what homes actually sold for. In October, buyers saw an average discount of 3.5% off of asking prices.
*Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
